Rental Agreement / Booking Terms and Conditions

This agreement is between the guest and RENT4REST Actividades Túristicas Lda, the company duly authorised to arrange the accommodation rental. The letting of the property is intended solely for short-term residential purposes of a unique transitory nature, specifically self-catering accommodation, designated by the Portuguese Law by “Alojamento Local”.

All guests should know that when booking with RENT4REST, they accept this Terms and Conditions document, so please read it carefully.

Booking Information and Guest Mandatory Registration

After booking a property, the guest will receive an e-mail from RENT4REST with the reservation confirmation and a link to access the guest area on our website.

In the guest area, guests can fill out the Mandatory Guest Registration, view important information about the property, send messages to the company, manage included / extra services, and add additional services to the booking.

We will email the link to access our Guest Mandatory Registration two weeks before guest arrival. The Portuguese Borders and Foreigners Services requires all guests' details (full name, birthday, place of birth, passport or ID number, city and country of residence, nationality, and document issuing country).

The Guest Mandatory Registration asks for an identity card image, a selfie for all guests, main guest credit card details, and to sign the rental agreement. Our channel processes personal data following the General Data Protection Regulation, Regulation (EU) 2016/679 of the European Parliament. To this end, the necessary measures will be taken to avoid its alteration, loss, treatment, or unauthorised access.

Once the Guest's Mandatory Registration is completed, instructions, such as how to get to the accommodation, the access codes, and other useful and important information, will be sent to the Guest's email address. 24 hours before arrival, an email with a link to activate the damage deposit will be sent to the guest. The damage deposit activation is mandatory to check-in in to a property.

RENT4REST cannot assume responsibility for hosting a guest if it fails to fill in the Guest Mandatory Registration.

Check-In / Arrival Instructions

Check-in standard

  • Apartments and Studios in Lisbon, Estoril and Sesimbra 15:00 PM- 22:00.
  • Villas - 17:00 – 22:00
  • From 22:00 to 10:00 AM for in-person check-in, our staff will charge a 35€ late check-in fee.

For in-person check-in, please contact us after picking up your luggage or 1 hour before arrival to re-confirm your arrival time at the property.

All contacts will be sent to the reservation confirmation email and telephone number. We cannot assume any responsibility if the guest details are not correct.

Check-Out / Departure Instructions

Check-out standard - until 11:00 AM.

When leaving the property, guests must close windows and turn off gas appliances, air conditioning, heating, and lights.

 Payments

  • A pre-payment is required to confirm a booking. The deposit amount depends on the property and will be indicated on the booking form.
  • Outstanding payments must be made 5, 7, 14, or 30 days before check-in (according to property booking conditions).
  • All rates are calculated and must be paid in Euro currency.

City Tax

Please note that some regions have city tax charged /per person/night.

Cancellation Policy

All payments are non-refundable. Cancellations must be sent by email; cancellations by telephone cannot be accepted.

Unforeseen events can and occasionally do happen, and we cannot make exceptions to the RENT4REST cancellation policy. We recommend that you subscribe to travel insurance to cover both the cost of your flight and accommodation in case of an unforeseen trip cancellation

Damage Deposit

All our properties require a damage deposit. This deposit must be activated through the link we e-mail to the Guest 24 hours before arrival.

Immediately after guests depart, the accommodation is checked by RENT4REST staff. The accommodation must be left in a reasonable and clean condition, or cleaning charges may be applicable. In the event careless damage to the accommodation, its furniture and appliances is found, or if the accommodation requires excessive cleaning or any item has become missing, the guest acknowledges and agrees that RENT4REST can debit to their credit card the respective amount of the fair market price to replace said items or correct the items above mentioned.

If no damages occur, the damage deposit will be released on the credit card within seven days after departure.

Smoking

No smoking. All our rentals and common areas are smoke-free. By agreeing with these terms and conditions, you are stating that you will not smoke in our properties. Violation of the policy will result in a 150€ special cleaning charge applied to your credit card and immediate eviction without compensation.

Noise

According to Portuguese Law, quiet hours are from 22:00 to 08:00 AM. Please respect the neighbours' rest and privacy. During the quiet period, noise inside the apartment should be kept at conversation level, and silence is required in common areas. No parties are allowed during the day or night. All our properties have noise monitoring devices.

Important: If the neighbours call the police because of the noise or due to disturbances, this will result in immediate eviction without compensation.

Utilities

RENT4REST is not responsible for problems with the utilities supply caused by external companies, such as Internet (Wi-Fi and cable), TV, Water, or electricity failures.

Occupancy

Occupancy is restricted to the number of guests clearly stated in the booking. RENT4REST does not allow any type of party, loud music, or joining of people that exceeds the apartment's occupant limit. Violation of this policy may result in immediate eviction without compensation. If additional guests are found to be staying at the property, we reserve the right to charge (or deduct from your breakages deposit) the sum of 50€, per person, per day.

We do not accept reservations from anyone under 23 or allow persons under 23 to occupy a property unless accompanied by someone over 23.

Cleaning:

The property is cleaned before your arrival. If you need additional cleaning services, please let us know. This service is charged separately from the booking rate, and the price will vary depending on the property and number of guests.

For bookings lasting more than 7 nights, a middle-stay cleaning, including a change of towels and linen, is included (please contact us for more information regarding bookings with different durations).

Laundry

Bed linens and towels are provided and included in your daily rate. All sheets and towels are owned by RENT4REST and cost € 20 per unit. These items are available for purchase upon request. Any bed linen and towel removed from the property or irreparably damaged due to improper use by guests during their stay will be fully charged to the guests as per the prices mentioned previously.

Electric devices and AC

Please turn off all the lights and all the electric devices, including AC units, when you are not in the apartment.

Water Heating

Most of our properties have an electric water heating system with an 80L electric boiler. If the hot water runs out, it's necessary to wait 25-30 minutes for the water to warm up again.

Maintenance

RENT4REST is responsible for providing the necessary support during your stay in case of failure. We will provide this service as quickly as possible; however, during high season, delays may occur.

If the maintenance its called and its not related to a problem of the apartment but something of guest responsibility the service will be charged hourly.

Apartment Keys

Guests must be careful not to lose or leave keys inside the properties. Additional fees are applicable and will be charged for lost keys or lockouts. Fees are charged as follows:

  • 50€ for each set of keys lost or not returned and 20€ for each parking/entrance card.
  • Hiring a locksmith service - The guest will be responsible for the full fee charged by the service provider. The service provider’s fee is based on the day of the week and hour of the service, complexity, materials, time spent and other variables.

Conditions of use

We do not accept reservations for illegal or immoral activities. The guest whose name is on the booking confirmation email will be responsible for the entire group's behaviour and agrees to avoid any unlawful activity.

Pet Policy

Animals are not accepted at any of the RENT4REST Properties. Violation of this policy will result in a 250€ special cleaning charge applied to your credit card and immediate eviction without compensation.

Items left in the apartment

RENT4REST is not responsible for any items left inside the apartment after check-out. Belongings found at the apartment can be returned upon request. The guest is fully responsible for all transport and mail costs related to returning their belongings.

Special Requirements

Please advise us during the booking process of any special needs or requirements you may have, including mobility issues. While every effort is made to fulfil your requests, we cannot guarantee them, and failure to do so will not constitute a breach of contract.

Unforeseen Circumstances and Force Majeure

RENT4REST accepts no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to, pandemic, flood, earthquake, extremely adverse weather conditions, natural disasters, other acts of God, acts of terrorism, fire or failure of electric power, gas, water, or other utility services, plant machinery, computers, vehicles or any collapse of building structures.

In the rare case that an apartment booked becomes unavailable due to Unforeseen Circumstances, RENT4REST will take any necessary steps to relocate the guest to an apartment with similar characteristics. If the guest does not accept the relocation, the total amount (excluding costs related to the days when the apartment was used by the guest, if applicable) will be refunded. Still, neither the owner nor RENT4REST will be liable to the guest for any further amount concerning the cancellation of the booking. 

Liabilities

RENT4REST’s liability is limited to the services provided. Our responsibility is limited to the amount of the value of the rental, plus any other costs for services done by RENT4REST and requested by the client.

RENT4REST shall not be responsible for any occurrences outside the boundaries of the apartment, such as (but not limited to): the building´s cleaning and maintenance, outside noises, construction, neighbours or any other issue not directly related to the apartment itself.

RENT4REST produces the photos and descriptions of the apartments. Minor changes in the apartment may occur compared to the pictures on the website without compromising the overall condition and amenities. RENT4REST will not compensate guests, refund fees, or relocate guests to other apartments based on taste or the likeness of the apartment. Our guests must assure, before booking, that the area or neighbourhood they choose to stay in is to their liking.

RENT4REST shall not be responsible for any damage, caused directly or indirectly, that may occur during the stay of the guests in the apartment, such as (but not limited to): injury to person or possessions, theft or criminal behaviour, losses due to fire or misconduct, etc. The same applies to gas, electricity, water, or internet supply deficiencies. RENT4REST is not responsible for potential delays, accidents, loss, schedule changes or rates related to our supplier’s services.

Parents are fully responsible for their children's actions at all times. Special attention should be given (but not exclusively) to balconies, terraces, stairs, panels/glass doors, wet or damp ground, and pools.

RENT4REST and its staff are not responsible for errors and omissions, misrepresentation by third parties, disputes between a guest and a third party, or the content of external links other than the one on which the booking occurred. If guests fail to comply with these terms and conditions, or in the case of misbehaviour by the guests, RENT4REST reserves the right to require guests to leave the apartment without any compensation or refund of fees paid.

UNUSUAL SITUATIONS AND LEGAL STUFF

About the terms and conditions

RENT4REST reserves the right to update its terms and conditions at any time. Parties using the RENT4REST service are responsible for reviewing these terms and conditions before booking if they have changed.

By agreeing to use the RENT4REST service, it is understood that the guest accepts any changes and that all parties will comply with these changes.

These terms and conditions do not affect the guests’ consumer statutory rights.

Applicable law

RENT4REST is registered in Portugal; hence these Terms and Conditions are subject to Portuguese law.

The Portuguese Courts shall have sole jurisdiction in the event of legal action concerning any accommodation booking with RENT4REST.

Complaints

A Rent4Rest representative at booking@rent4rest.com must notify any complaint immediately so that an on-the-spot investigation can be conducted and remedial action can be taken if necessary.
